Partner with us and close
more deals.
How it works:
- Bring your purchase deals to us.
- We will decide of the deal meets our criteria.
- If it does, we will partner with you using a JV agreement specific to that purchase.
- As your partner, will work any the title company that is experienced in Double Closings and we will provide the funds needed to close the deal directly to the title company!
- You pay a small fee (usually 1% to 1.5% of the purchase price).
- Once the deal closes the title company will wire our funds back to us with our fee included.
- That’s it.
Since you are not obtaining a loan there will be:
No credit checks.
No income verification.
No up front fees.
No lengthy paperwork.
No waiting to be approved or denied.
No signing loan documents or recording of liens.
No negotiating points or interest rates.

Our principal member, Renee Miranda, has been practicing real estate law in western New York for over 25 years. She has also been real estate broker in NY for over 20 years and has been a Florida real estate broker for 3 years. She has been involved in several hundred real estate closings and has extensive knowledge of real estate contracts, title procedures, and real estate financing.
During that time, she has also been an active real estate investor with a portfolio of mid-terms and long term rentals. She understands creative financing and the challenges investors with limited resources face.
